You will own your design and can take it to different dock builders to receive quotes and feasibility for your build. That’s right!, you own the dock design and can build it once at your property without having the dock builder lay claim to ownership of your dock design, much less see your design show up on many other shorelines on your same lake. You will also have a complete summary of the materials you select to use and color selections, which will allow you to be efficient in getting quotes from different builders.

The design will be yours and will highlight the features you want on your dock, no more and no less, as it fits within your budget. There will be no upsell during the design process. Why?, we don’t sell anything but design services. What we provide is designs that have you certain that how you live at the end of your dock is consistent with your desires. Your dock design will not be a spec’ dock with some features hung off of it because that is what the builder wanted to sell you. Keeping in mind that certain dock builders have locked up certain vendors as the exclusive distributor on certain features, it will allow you to seek alternatives to the standard features a dock builder would include in a design they provide you. In other words you will have choices and the right builder will also provide them to you when you solicit quotes!

You will be working with a seasoned professional on your dock design process. Our designers come from a background of highly proficient communication and project management prior to becoming dock designers. See our Profile. You won’t have to chase us down to get a response, like others having built on the lakes around Charlotte will attest is the norm of the contractors. We have a very structured process to make sure we capture all necessary variables prior to starting your dock design and we follow through to quickly get you the perfect dock design for how you intend to live at your dock as well as within your budget.

We are not aligned, nor are we associated with any individual dock builder organization. We are independent and have no referral or associated fee coming from or going to any dock builder organization in NC or SC. You can be assured we are your advocate and will make sure you go into the bidding process with a great design, but also the knowledge on what is involved with your build so you can listen for the right answers.

Your Dock Portfolio Package will have you completely ready to hire a builder. Sketches are fine as inspiration if you have them, but sketches will not be what you have when your design is “final” as is the case with many dock builders on Lake Norman and Lake Wylie. We provide a complete set of drawings, renderings and we also hold a final walk around your design, where we allow you to view your dock in 3D from every possible angle with sun angles and projected shade paths for your dock on your shoreline. For example, in one prior plan we provided compass settings set over a plan design to make sure that the helicopter to be landed on the dock was in the path with prevailing winds. Although few docks provide for a helicopter landing pad, this is the extra effort we go to make sure you are not second guessing your design. It is our goal to make sure this process is educational as well and we document in the portfolio the structural and design elements that need to be called out specifically by a Structural Engineer when they provide you working drawings. Rendering Services is not a Structural Engineer, but from our drawings, your engineer will be very efficient in getting the required drawings for the county as required for the builder.
