Rendering Services, LLC (RSLLC) was formed in 2022 to fill a set of niche conceptual design services for the residential and marine design market. The niche role our services fill is to launch your design and have you “live” in it, prior to going to working drawings. Why is this niche, because you get to experience in 3D during the conceptual design phase what is like to move around in the space, see lighting in the space and literally get the lived experienc of the design. This provides for dramatic efficiency and collaboration between the designer and the client. Bringing the clients immediate lived feedback to the design in real time.
Why we believe our services hold great value for a unique set of clients -
By using CAD to provide real time 3D renderings from 2D drawings (floor plan) on many personal projects prior to starting Rendering Services, our founder saw the possibility of filling a void for Conceptual Design services. After working with Architects and builders on TOO many personal design projects and spending more in change orders and design changes than should have been necessary, the concept of cutting cycles and money out of the design process came to light. That light being the value of assisting others who wish to create a design, but do it collaboratively with a designer that can show the design in 3D. Although 3D tools have been around for some time, it is the lack of real time walk-through during the conceptual design that sets RSLLC apart from traditional Architect services. RSLLC will not put hours and dollars in on a reveal of a design only to realize that the client does not know how it would be to “live” in the space. These same types of design services available from certified Architects can cost thousands more than the services offered by Rendering Services. In addition, by using Kevin and Rendering Services clients will receive advocacy and consultancy that our firm offers by performing under concise and structured discoveries and active listening. It’s a different approach to get you to the right concepts and variables that will then allow for a full design of your build with no costly change orders.

Kevin O'Connor
Founder
Our founder, Kevin O'Connor, after spending many years in the corporate world as a senior financial leader and software systems engineer and implementation consultant, picked up on a lifelong passion for residential design. Having a deep knowledge of systems and how software functions, as well as having built multiple custom homes and docks for his family, Kevin came up with the concept of offering a unique design service to clients. Leveraging years of strong project management experience in the software consultancy world, Kevin brings a professional and systematic approach to helping clients launch their residential design.
In 2006, while still running his firm's business, Kevin picked up CAD software and learned it inside and out, in order to produce the elevations and floor plans of a home he hoped an architect could design and provide for working drawings the builder hired could build from. After many iterations and expensive change orders, it was determined that Kevin would sit at the board with the architect and design in real time with the architect to get it perfect. The lesson learned was that from a floor plan and elevations, there was no lived experience on what the home would feel like. Even with this measure of effort, there were still change orders once the building process started as there was no way to see it in 3D. Many hours and redraws by the Architect lead to the conclusion that the Architectural design process should only go to working drawings once a client had lived in their design.
With the further development of the design software and the timing of the pandemic, Kevin found the time to launch a concept offering and the reception to these services has been very well received.

The role we play is to get you through the conceptual process and literally show you your design in 3D and 2D. It has been our experience that many hours and dollars are lost on custom designs because of the inability to “experience” the design, thus causing changes on drawings but also change orders during the build process when the client is seeing it in 3D for the first time.
Our process guides you through knowing “how you will live” in the proposed structure and only after gathering site information, building guidelines/regulations, lifestyle choices and more, through a proven process, do we provide for a well-crafted conceptual layout and design. If you need a change to be able to “see” what the effect of that change will be, that is part of the process and the visualization of this happens very quickly with our services.
